Donggi Senoro LNG, Tesis, Pembimbing: (I) Dr. Ir. Lies Kurniawati Wulandari., MT. (II) Dr. Yosimson P. Manaha, ST., MT. Proyek konstruksi fitting out kantor di Pondok Indah Office Tower 5 Lt.17 tentunya tidak bisa lepas dari risiko yang bisa menyebabkan kegagalan proyek. Risiko-risiko ini bagaimanapun juga tidak dapat dihilangkan. Risiko yang muncul akan memberikan konsekuensi dan dampak. Dalam penelitian ini, risiko-risiko yang ada yaitu ditinjau dari sudut pandang kontraktor. Penelitian ini bertujuan untuk mengetahui risiko apasaja yang terjadi pada pekerjaan proyek fitting out , berapa level risiko dan bagaimana cara melakukan identifikasi risiko, analisis risiko dan menangani dampak dari risiko yang terjadi agar tidak berpengaruh terhadap kinerja waktu pelaksanaan pekerjaan proyek fitting out . Variabel resiko pada proyek fitting out disusun berdasarkan studi literatur dan data sekunder yaitu data proyek, RAB dan gambar. Kuisioner dan wawancara dilakukan untuk mengetahui dampak dan probabilitas frekuensi dari variabel resiko. Tujuannya adalah untuk mendapatkan prioritas atau rangking dari resikoresiko yang dominan berpengaruh terhadap waktu pelaksanaan pada proyek fitting out kantor PIOT 5 lt.17 PT. Donggi Senoro LNG. Hasil dari studi literatur dan analisis didapatkan 11 kategori risiko dan 50 variabel risiko pada proyek fitting out kantor Jakarta PT. DSLNG. Validasi dilakukan dengan perhitungan statistic Q Cochran dan didapatkan 10 variabel valid dan relevan yang dapat mempengaruhi kinerja waktu proyek fitting out . Perhitungan level risiko dan kemungkinan mengacu pada matriks AS/NZS 4360:1999. Dari hasil perhitungan didapatkan level risiko terbesar dalam proyek ini adalah risiko kebijakan pemerintah dengan bobot 16 (28.07%), selanjutnya kondisi fisik lapangan yaitu dengan bobot 14 (24.56%), risiko kontrak dengan bobot 12 (21,05%), risiko material dengan bobot 9 (15.79%), risiko peristiwa alam dengan bobot sebesar 6 (10.53%). Pengendalian terhadap risiko yang dominan perlu segera dilakukan dengan baik agar risiko tersebut dapat dikendalikan dengan baik dan agar tidak mempengaruhi kinerja waktu yang dapat menghambat aktifitas pekerjaan di lapangan. Setelah dilakukan penanganan pada risiko pada kategori high risk dan extreme, maka risiko tersebut bisa dikendalikan dan diterima oleh kontraktor sehingga pelaksanaan proyek dapat berjalan lancar sesuai dengan rencana yaitu tepat waktu, tepat anggaran dan berkualitas dan kontraktor tidak mendapat denda akibat keterlambatan dan bisa memperoleh profit sesuai harapan perusahaan. The office fitting out construction project at Pondok Indah Office Tower 5 Floor 17 certainly cannot be separated from risks that can cause project failure. These risks, however, cannot be eliminated. The risks that arise will have consequences and impacts. In this study, the existing risks are reviewed from the perspective of the contractor. This study aims to find out what risks occur in the fitting out project work, what are the levels of risk and how to carry out risk identification, risk analysis and deal with the impact of the risks that occur so that they do not affect the performance when implementing the fitting out project work. Risk variables in the fitting out project are prepared based on literature studies and secondary data, namely project data, RAB and drawings. Questionnaires and interviews were conducted to determine the impact and probability frequency of the risk variable. The aim is to get a priority or ranking of the dominant risks affecting the implementation time of the PIOT 5 office fitting out project lt.17 PT. Donggi Senoro LNG. The results of the literature study and analysis obtained 11 risk categories and 50 risk variables in the Jakarta office fitting out project of PT. DSLNG. Validation was carried out by calculating Cochran's Q statistics and obtained 10 valid and relevant variables that could affect the performance of the fitting out project. Calculation of risk level and probability refers to the AS/NZS 4360:1999 matrix. From the calculation results, the biggest risk level in this project is the government policy risk with a weight of 16 (28.07%), the physical condition of the field with a weight of 14 (24.56%), contract risk with a weight of 12 (21.05%), material risk with weight 9 (15.79%), risk of natural events with a weight of 6 (10.53%). Control of dominant risks needs to be carried out properly so that these risks can be controlled properly and so that they do not affect time performance which can hinder work activities in the field. After handling the risks in the high risk and extreme categories, these risks can be controlled and accepted by the contractor so that the project implementation can run smoothly according to plan, namely on time, on budget and with quality and the contractor does not get fines due to delays and can get profits according to company expectations Keywords: fitting out, project time performance, risk analysis.
