Abstract

ANALISIS INVESTASI PEMBANGUNAN PERUMAHAN IJEN NIRWANA RESIDENCE DI KOTA MALANG Nama : Edy Daniel Tondok NIM : 21.121.036 Dosen Pembimbing : Ir. Maranatha Wijayaningtyas, ST., MMT., Ph.D. IPU. Ir. Tiong Iskandar, MT. ABSTRAK Perencanaan ini dimaksudkan untuk memberikan gambaran secara umum dan objektif kepada pemilik proyek sebagai investor maupun bank/lembaga keuangan sebagai pemberi pinjaman dana/kredit, tentang kelayakan proyek yang dimaksud, ditinjau dari berbagai aspek, seperti organisasi dan manajemen, pemasaran, teknis serta keuangan, dengan metode penelitian studi kasus pada proyek Perumahan Ijen Nirwana Residence, Kelurahan Bareng, Kecamatan Klojen, Kota Malang, Provinsi Jawa Timur. Dari hasil tersebut, peneliti mencoba mencari tahu mengenai apakah investasi pengembangan properti perumahan merupakan investasi terbaik di lokasi tersebut sehingga diperoleh hasil penelitian atas hasil analisis investasi berdasarkan data yang diperoleh dari pelaksana sebagai investor baru dengan asumsi biaya modal investasi yang dibutuhkan sebesar 40% dari nilai aset tanah atau Rp.32.000.000.000,- dengan asumsi bunga pinjaman 8%; dibuat dalam arus kas, maka investasi pada Perumahan Ijen Nirwana Residence sangat layak untuk dijalankan. Dengan demikian, hasil analisis sensitivitas digunakan untuk mendapatkan batas-batas kelayakan penerimaan aset Perumahan Ijen Nirwana Residence pada variabel-variabel penentu investasi, seperti harga jual, biaya konstruksi, bunga pinjaman, struktur dan biaya modal investasi. Analisis kriteria investasi atas bunga 8% didapatkan nilai NPV sebesar Rp.52.907.678.661,- dengan IRR sebesar 13,64%, dan PI sebesar 1,3397. Dengan nilai NPV > 0, IRR > 1, dan PI > 1, maka investasi pada Perumahan Ijen Nirwana Residence sangat layak untuk dijalankan. Hasil analisis sensitivitas digunakan untuk batas kelayakan pada variabel penentu investasi, seperti harga jual, biaya konstruksi, bunga pinjaman, struktur, dan biaya modal investasi, diperolah besarnya nilai setiap variabel agar investasi dapat diterima dengan NPV > 0, IRR>1 dan PI>1, yaitu batas minimal harga jual tanah Rp.3.000.000,-/m2, harga jual bangunan Rp.4.000.000,-/m2, dan biaya konstruksi Rp.4.000.000,-/m2 dengan bunga pinjaman sebesar 8% per tahun dan komposisi hutang dari perbankan sebesar 40% dari nilai aset tanah atau Rp.32.000.000.000,-. ABSTRACT This planning is intended to provide a general and objective description to the owner project as an investor as well as banks/financial institutions as giver lending fun funds/credit grading the feasibility of the project in question, in terms of various aspects, such as organization and management, marketing, technical and financial, with study case in the Projet Housing in Ijen Nirwana Residence, Bareng, Klojen, Malang City, East Java. From the results, the researcher tries to examine whether the investment development property housing area is best in this location. Therefore, the research obtained results of investment analysis based on the data from the executor as a new investor with the assumption that required investment capital costs by 40% of land asset value or IDR 32,000,000,000, -, assuming interest loan 8%; made in cash flow, then investment in Ijen Nirwana Residence is very decent for the run. Furthermore, the results of sensitivity analysis used to get eligibility limits receipt of Ijen Nirwana Residence on the variables determinant investment as price sell, cost construction, interest loan, structure, and cost of investment capital. Analysis of investment criteria for 8% interest obtained an NPV value of IDR 52,907,678,661, - with an IRR of 13.64%, and a PI of 1.3397. With an NPV > 0, IRR > 1, and PI > 1, investment in Ijen Nirwana Residence is very feasible. The results of the sensitivity analysis are used for the feasibility limits on investment determinants, such as selling price, construction costs, loan interest, structure, and investment capital costs. The magnitude of the value of each variable is obtained so that the investment can be accepted with NPV> 0, IRR> 1 and PI> 1 , namely the minimum limit for the selling price of land Rp.3,000,000.-/m2, the selling price of buildings Rp.4,000,000.-/m2, and construction costs Rp.4,000,000.-/m2 with a loan interest of 8% per year and the composition of debt from banks is 40% of the land asset value or IDR 32,000,000,000.-.
