Abstract

vi ABSTRAK Marbella Yudhitya Pradani, Program Studi Teknik Sipil, Fakultas Sipil dan Perencanaan Institut Teknologi Nasional Malang, Agustus 2025, Analisis Pembiayaan pada Proyek Rumah Sakit Advent Manado, Pembimbing : (I) Ir.Munasih, MT. Pembimbing (II) : Ir. Deviany Kartika, MT. Pembangunan infrastruktur rumah sakit memiliki peranan strategis dalam meningkatkan mutu layanan kesehatan. Proyek pengembangan Rumah Sakit Advent Manado bertujuan untuk memenuhi kebutuhan fasilitas kesehatan di wilayah Manado dan sekitarnya. Dalam pelaksanaan proyek konstruksi, pengelolaan biaya dan waktu menjadi aspek krusial agar pekerjaan dapat berjalan efisien sesuai target anggaran dan jadwal. Penelitian ini bertujuan menganalisis estimasi biaya dan waktu pelaksanaan pekerjaan struktur lantai 3 hingga lantai 5 proyek Rumah Sakit Advent Manado. Data utama diperoleh dari gambar kerja dan dokumen perencanaan teknis. Metode yang digunakan adalah deskriptif kuantitatif melalui perhitungan volume pekerjaan dan penyusunan Rencana Anggaran Biaya (RAB) berdasarkan Analisis Harga Satuan Pekerjaan (AHSP) SNI SE DJBK No. 68 Tahun 2024. Hasil analisis menunjukkan total estimasi biaya pekerjaan struktur lantai 3 hingga lantai 5 sebesar Rp 72.155.136.000, meliputi biaya tenaga kerja, material, dan peralatan. Durasi pelaksanaan direncanakan selama 7 bulan, dengan pembagian bobot pekerjaan secara proporsional sesuai volume masing-masing item. Kajian ini memberikan gambaran komprehensif mengenai estimasi biaya dan waktu pelaksanaan, yang dapat digunakan sebagai acuan dalam perencanaan, pengendalian, dan evaluasi proyek konstruksi serupa. Dengan perencanaan yang tepat, diharapkan pelaksanaan proyek dapat berlangsung efektif, efisien, dan sesuai sasaran. Pembimbing (II) : Ir. Deviany Kartika, MT. The construction of hospital infrastructure plays a strategic role in improving the quality of healthcare services. The development project of Advent Hospital Manado aims to meet the healthcare facility needs of Manado and its surrounding areas. In construction project implementation, cost and time management are crucial aspects to ensure efficient execution in accordance with the target budget and schedule. This study aims to analyze the estimated cost and time required for the structural works of the 3rd to 5th floors of the Advent Hospital Manado project. Primary data were obtained from working drawings and technical planning documents. The method employed is descriptive quantitative, involving the calculation of work volumes and the preparation of the Bill of Quantities (BoQ) based on the Standard Unit Price Analysis (AHSP) of the SNI SE DJBK No. 68 of 2024. The analysis results indicate that the total estimated cost for the structural works of the 3rd to 5th floors is IDR 72,155,136,000, covering labor, materials, and equipment costs. The construction period is planned for seven months, with the work weight distributed proportionally according to the volume of each item. This study provides a comprehensive overview of cost and time estimation, which can serve as a reference for planning, controlling, and evaluating similar construction projects. With proper planning, it is expected that project implementation will proceed effectively, efficiently, and in line with the intended objectives.
