Abstract
ABSTRAK Keterlambatan (delay) adalah salah satu masalah terpenting dalam konstruksi proyek. Keterlambatan terjadi hampir di setiap pekerjaan proyek dan mempunyai masalah yang berbeda. Menjadi sangat penting untuk mengetahui penyebab keterlambatan proyek agar dapat diminimalkan serta dicegah terjadinya keterlambatan proyek tersebut. Tujuan penelitian ini adalah untuk mengetahui faktor-faktor yang menyebabkan keterlambatan pembangunan skala kawasan Teko Kalingrowo serta untuk mengetahui bagaimana dampak faktor- faktor penyebab keterlambatan pembangunan skala kawasan Teko Kalingrowo . Pengumpulan data ini dilakukan dengan metode survei, penyebaran kuesioner dan wawancara langsung terhadap responden yang terdiri dari kontraktor,konsultan dan pihak lain yang terlibat di dalam proyek. Data awal di dapat dari evaluasi kurva S untuk mengetahui apa saja pekerjaan yang mengalami penurunan pada tahap pelaksanaan kemudian variabel yang ditemukan dikelompokkan dengan diagram fishbone. Kemudian analisis dilakukan dengan metode AHP (Analytical Hierarchy Process ). Hasil penelitian ini menunjukkan bahwa terdapat beberapa faktor keterlambatan pada beberapa minggu tertentu, setelah dilakukan analisis menggunakan AHP terdapat beberapa faktor prioritas diantaranya faktor kurangnya tenaga kerja mempunyai nilai bobot 0,12688, kedua faktor situasi keuangan pada saat proyek dilaksanakan turun nilai 0,9002, ketiga faktor social budaya nilai bobot 0,08274, keempat faktor perubahan rencana kerja mempunyai nilai bobot 0,0812 dan yang kelima yaitu kenaikan harga material nilai bobot 0,07335. Delays occur in almost every project work and have different problems. It is very important to know the causes of project delays so that project delays can be minimized and prevented. The aim of this research is to determine the factors that cause delays in development at the Teko Kalingrowo area scale and to find out the impact of the factors that cause delays in development at the Teko Kalingrowo area scale. This data collection was carried out using survey methods, distributing questionnaires and direct interviews with respondents consisting of contractors, consultants and other parties involved in the project. Initial data was obtained from the S curve evaluation to find out what jobs experienced a decline in the implementation stage, then the variables found were grouped using a fishbone diagram. Then the analysis was carried out using the AHP (Analytical Hierarchy Process) method. The results of this research show that there are several delay factors in certain weeks. After analysis using AHP there are several priority factors including the lack of labor factor having a weight value of 0.12688, secondly the financial situation factor at the time the project was implemented decreased by 0.9002, thirdly The socio-cultural factor has a weight value of 0.08274, the fourth factor for changing work plans has a weight value of 0.0812 and the fifth, namely the increase in material prices, has a weight value of 0.07335.
